TRUE OR FALSE As a buyer you don’t need to enlist the help of a REALTOR to help you buy new construction because you’re buying directly from a builder.

Model Homes = Dream Homes Model homes look incredible! They’re meant to showcase all the options offered by that particular home builder. Often times decked out with upgrades, extras, and latest design features. And most, if not all, are professionally landscaped, decorated, and staged.

Displaying upgrades make buying a new home more attractive. As your REALTOR, we’ll lead the buying process with market data and knowledge of other homes in the surrounding neighborhood as our guide to ensure you’re not wooed by upgrades.

Crafting a list of the options available from the builder and finding out which options come standard and which are offered at an additional cost can help you make an informed decision. Every builder has a different set of standard options and features, we’ll help add a layer of clarity and keep you in your budget comfort zone.

NOTE: some upgrades advertised by a builder may be less expensive to put in later yourselves, instead of rolling the cost into a 30-year mortgage.

Negotiation can be a challenge when buying new construction. Builders often aren’t willing to negotiate on the price of a newly constructed home because it sets a pricing precedent for future sales in the neighborhood.

PLAN B APPROACH perhaps the builder is willing to contribute to closing costs or include some upgrades at no additional charge.

Builder’s purchase contracts can be confusing. Purchase contracts on new construction are very different from traditional resale purchase contracts, which can be confusing and intimidating for a home buyer.

As your REALTOR, I’ll  handle all of the contractual paperwork, making certain that the contract is written to protect you. Transancy is important and all details need to be written down. We’ll review all notes and the purchase contract together. Seeking out guidance from an attorney for additional clarity when appropriate.

Get Registered! Some developments will require you to register (REALTOR + YOU) prior to or during your first visit to a community. Best practice is for us to contact the builder’s sales office and inquire about their policy before we schedule an appointment with you to tour. And remember not to stop by the models or the sales office without me—if you do, you might lose the opportunity for me to represent you in the transaction.
